Refinance Checklist
When you want to get your mortgage done, and you can document your income and
assets for the loan, make sure to gather:
- 1 month's pay stubs (if biweekly then 3 pay stubs, if bimonthly then 2
pay stubs)
- 2 years tax records (W2, 1099)
- 3 month's bank statements (all pages, including boilerplate pages at the
end)
This is a basic summary of some of the documents you may need.
Remember, there are many loans out there that require little or no
documentation. These are called "no-doc" or "lite-doc" loans.
Some lenders may require some or all of these items:
- Cost of appraisal
- Cost of credit report
- Most recent month's pay stubs
- Drivers license
- Social Security card
- List of all places lived in the past 2 years
- Copy of green card for non-US citizens
- Past 2 years W-2's for all jobs
- Letter of explanation on credit trouble
- Self-employed - business records, bank statements
- For rental properties - copies of rental agreements
- For cash out refinances a letter explaining the intentions for the cash
- Proof of residency - utility bills, cable bills, phone bills, etc. in
your name at the address of application
- Home Owners Association name and contact information for the property
management company
- Bankruptcy records if relevant
